We work where the house is the hard part

Prime Demo Staten Island is a demolition contractor based at 8 Sunset Ave, Staten Island, NY 10314, on a street of detached houses in Westerleigh. We work across Staten Island.

The work is interior demolition: houses, townhouses, storefronts, offices and warehouse floors taken back to whatever the next stage needs. Alongside it we cut and remove concrete, and we clear the material we generate.

What that work actually demands on this island is less about force and more about sequence. Here that usually means a house the family is still living in, with a neighbour across the driveway or through a shared wall, and on a street where the legal hours are what everyone holds you to. Knowing how to get a kitchen and two bathrooms out of a house without the family upstairs losing a day, and without the people next door calling the city, is a bigger part of the job than knowing how to take a wall down.

How we price and what we tell you

We walk it before we price it

An estimate written from a drawing is a guess. We look at what is actually there, what is behind the drywall, and how it leaves the house.

We say what we find

If something behind a wall is going to change the number, you hear it that day. Surprises get more expensive the longer they are carried.

We read the paperwork there is

In a condo or co-op the alteration agreement decides the schedule more than the scope does. In a house it is the year it was built, the neighbours and the hours, and we ask before we quote rather than after.

We hand over what the next trade needs

When we finish we tell you what we found behind the walls. Your electrician and your plumber are the ones who have to deal with it.

01 Before the first wall

Protection goes in before anything comes down

It is faster to protect a floor than to refinish one, and a family remembers a scuffed stair far longer than a tidy job.

Hall, stair, floors, door frames, the rooms the family is still using, and anything staying in the space are covered and sealed before the work starts. In an empty house that is the first hour. In an occupied one it is most of the first morning, and it is the part that decides whether you would recommend us to the neighbours.

Who we work with

General contractors and construction managers, architects and designers, homeowners in the middle of a renovation through their contractor, landlords turning a unit over, boards and managing agents where the island has them, and commercial tenants and their contractors clearing a space at the end of a lease.

On residential work we come in as the demolition trade alongside the general contractor running the renovation.

If you are a general contractor, you mostly want to know that we will hold a date and not create a problem with the family or the block. If you are the homeowner, you mostly want to know that the rooms you are still living in come out of it untouched and the driveway comes back. Both are fair, and we try to answer them before you have to ask.

Outside Staten Island, the same business works across the rest of the city. The city-wide site routes each borough to its own.
